Thin Price Data and Bank Transfers Define Easthampton's June Deed Activity

EASTHAMPTON -- Thirteen deeds recorded in Easthampton between June 12 and July 11, 2026, were marked by a high proportion of institutional parties — banks and mortgage servicers appearing as buyers or sellers in more than half of the entries — while only two of the 13 transfers carried disclosed consideration amounts.

MARKET OVERVIEW The period's 13 recorded transfers produced just two disclosed prices: $84,000 at 28 Hannum Brook Drive and $57,560 at 22 Morin Drive, establishing a price range of $57,560 to $84,000 and a median of $70,780. Because both transactions with disclosed consideration involved institutional entities as buyers, those figures reflect a narrow and atypical slice of the market rather than a representative cross-section of residential sales. Eleven of 13 transfers — 85 percent — carry no disclosed sale price, which is the norm for many deed types recorded in Massachusetts and common for transfers involving estates, trusts, lenders, and municipalities. The count of 13 recorded documents over approximately four weeks reflects modest activity in the public record, though the actual number of completed market-rate transactions is difficult to determine from the available data.

TOP SALES With only two transactions carrying disclosed consideration, a conventional top-sales ranking covers both entries. The highest amount disclosed was $84,000, recorded June 16 at 28 Hannum Brook Drive, where Kenneth A. Sanders and Elizabeth A. Sanders transferred the property to Citizens Bank NA. The second and only other disclosed transaction, recorded June 12, was 22 Morin Drive at $57,560, transferred by Joshua Smith and Lauren Favorite to Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc.

NEIGHBORHOOD BREAKDOWN Main Street was the only street in the dataset to appear more than once, with two transfers recorded June 12 and June 15. At 377 Main St., T Bank and Peoples United Bank NA transferred the property to Gary A. Wilson Jr. and Jean Yun Pao Wilson on June 12; price not disclosed. At 384 Main St., United Bank and United Cooperative Bank transferred the property to Normand L. Jacques and Leo P. Dube on June 15; price not disclosed. Both Main Street transactions involved bank sellers and individual buyers.

The remaining 11 transfers were distributed across nine other addresses with no geographic clustering: Hannum Brook Drive, Peloquin Drive, Fox Run, Hendrick Street, Morin Drive, West Greene Street, Clark Street, Ranch Avenue, Campbell Drive, and Pleasant Street, as well as one transfer with no street address recorded.

MARKET NOTES Institutional parties dominated this period's deed activity. Banks or mortgage servicers appear as sellers at five addresses: 16 Peloquin Drive (Florence Bank to Lynn M. Riel and Richard R. Riel Jr.), 384 Main St. (United Bank and United Cooperative Bank), 377 Main St. (T Bank and Peoples United Bank NA), 40 Clark St. (Mortgage Electronic Registration Systems Inc. to Shani Ofrat and Alexander S. Roseman), and 62 Campbell Drive (Mortgage Electronic Registration Systems Inc. to Lusmari Martinez). In two additional transfers, institutional entities appear as buyers rather than sellers: 28 Hannum Brook Drive (to Citizens Bank NA) and 22 Morin Drive (to Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc.).

One transfer, recorded without a street address, shows Easthampton City as the grantee, with Stephanie Marie Kvam Orion and Juno Rhane Kvam Orion listed as sellers; price not disclosed.

At 194 Hendrick St., Zdislaw Kopczynski and Jessie Z. Kopczynski transferred the property to Karolina M. Kopczynski; price not disclosed. The shared surname is consistent with a family transfer. At 12 Fox Run, Shira Meadows, TR, and Morgan Meadows, TR, are listed as sellers on a trust-related deed recorded June 15; no buyer is identified in the record.

Two entries appear to reflect legal filings rather than arm's-length property transfers. At 12 Ranch Ave., the grantee is listed as Declaration of Homestead — a homestead protection filing under Massachusetts law, not a conveyance. At 35 Pleasant St., CTW Enterprises Inc. and Riverview Condominiums transferred a document recorded as a Master Deed, consistent with the legal establishment or re-recording of a condominium regime.
