Easthampton approves strict short-term rental ordinance with 50-unit cap. The City Council unanimously adopted the ordinance, requiring annual registration and joint inspection by the Board of Health, Building Department, and Fire Department. Owners may register up to two units if one is owner-occupied; otherwise, one unit maximum.
The ordinance sets quiet hours from 10 p.m. to 8 a.m., requires at least one off-street parking space per rental, and prohibits short-term rentals in affordable housing units. Before passage, the council amended the noise standard from audible outside the dwelling to excessively loud at the property line and mandated ordinance review after the first year, then at least every two years. The ordinance takes effect June 1, 2026.
