Easthampton Ordinance Committee advances short-term rental regulations for legal review

City Council - Ordinance Committee · Meeting of February 19, 2026

Easthampton Ordinance Committee votes unanimously to send short-term rental ordinance to solicitor. The committee advanced revised regulations to the city solicitor for legal review before the ordinance goes to the full council. The amendments, developed with the Building Commissioner and Fire Department, establish a 50-unit cap on short-term rentals, require mandatory joint inspections by building, fire, and health departments, mandate whole-house smoke and carbon monoxide alarms at minimum, impose quiet hours from 10 PM to 8 AM, limit non-owner-occupied rentals to 250 days per year, and prohibit rentals in corporate-owned and affordable housing units.

The ordinance is scheduled to take effect June 1, 2026.
